JOB DESCRIPTION POSITION: CONSTRUCTION MANAGERTEAM: PRODUCTIONREPORTS TO: RON HOWARD, VP OF CONSTRUCTIONJOB SUMMARY:The role of the Construction Manager is to execute and finalize projects in accordance to strict deadlines and within budget guidelines. This position oversees and directs construction projects and must acquire resources and coordinate efforts of team members and third-party contractors or consultants in order to deliver projects according to the plan. The Construction Manager I will also oversee the project’s objectives, oversee quality control and safety throughout its life cycle. DUTIES AND RESPONSIBILITIES:• Assist in developing full-scale project plans and associated communications documents and effectively communicate project expectations to team members and senior management in a timely and clear fashion.• Research and develop relationships with new vendors and suppliers of services (i.e. sub-contractors and other support service contractors etc.) and nurtures current relationships with such vendors. Maintain vendor/contractor communications concerning work scheduling, billings, and vendor relations.• Set and continually manage project expectations with team members and senior management. Identify and manage project dependencies and critical path.• Determine and assess the need for additional staff and/or consultants and make the appropriate recruitments upon the advice of senior management if necessary during project cycle.• Draft and submit budget proposals, and recommend subsequent budget changes where necessary. Estimate the resources and participants needed to achieve project goals.• Plan and schedule project timelines and milestones using appropriate tools. Track project milestones and deliverables and develop and deliver progress reports, proposals, requirements documentation, and presentations.• Define project success criteria and disseminate them to involved parties throughout project life cycle. Conduct project post mortems and create a recommendations report in order to identify successful and unsuccessful project elements.• Determine the frequency and content of status reports from the project team, analyze results, and troubleshoot problem areas. Proactively manage changes in project scope, identify potential crises and devise contingency plans.• Identify and resolve issues and conflicts within the project team. Delegate tasks and responsibilities to appropriate personnel.• Direct and oversee project development from beginning to end by defining the project scope, goals and deliverables that support business goals in collaboration with senior management. Liaise with senior management on an ongoing and consistent basis in the form of a Weekly Report and be prepared to cover status in Weekly CAPgro Production Project Meeting. Resolve contract disputes and arranges any necessary order changes.• Prepare draws for payment and submits to accounting.• Walk projects for review of final acceptance.• Other duties as assigned. LEADERSHIP AND DEVELOPMENT:• Oversee contractors and influence them to take positive action and accountability for their assigned work. Communicate expectations regarding project goals and follow through on progress.• Set and uphold high standards of honesty for self and team members. Follow through on commitments.• Ensure a consistent flow of communication between corporate, regional, contractors, and project staff. REASONING DEVELOPMENT:• Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw called conclusions, and initiate an appropriate course of action.• Must effectively convey ideas, images, and goals to a diverse group of personalities and be able to implement accordingly. SKILLS AND ABILITIES:• One to three years Commercial Construction and/or Owner’s Representative experience (multi-family experience preferred).• Ability to read/interpret/generate construction documents.• Computer literate in MS Office, Excel, and Project Management software.• Must possess excellent oral and written communication skills, and be able to interact effectively with all levels of the organization.• One to Three Years Multi-Family Renovations, Bachelor’s Degree in Construction.
