Well established property located in Santa Cruz is looking for a local full time leasing professional.Do you love people and selling? Are you goal driven and self-motivated?Leasing & Customer Service- Proactively focus of converting leads into leases.- Acknowledge and greet all residents as well as prospective residents.- Follow procedure for prospective residents in phone, e-mail and person.- Provide a professional, positive and engaging experience for prospects while touring vacant apartments & Community- Take resident communication and identify proper protocol to resolve issues; elevate issues to management, if necessary.- Work on resident renewals as per the property management guidelines.- Assist in feedback and preparation of marketing such as online website postings / updates, newsletters, market surveys and resident activities. Attend assigned community/resident events.- Regularly conduct, complete marketing surveys when asked to include both telephone and physical shops of competitors. Analyze findings and make recommendations accordingly to your supervisor.Administrative & Operational- Process apartment applications and lease renewals by accurately completing all related paper work.- Complete guest cards and traffic information as needed.- Create resident files by including all related paperwork and documentation; properly file away in the appropriate location.- Print and file all vacancy status report and beginning of the day reports daily.- Enter, print and distribute work order requests to appropriate maintenance personnel.- Handle administrative functions to include clerical and reception responsibilities.- Collect rent from residents and complete receipts.- Work with maintenance department to ensure apartment turnovers, moves-in, move-outs, and work order requests are completed to company/community standards.- Conduct walk through of available apartments prior to showing to ensure readiness for show.- Visit vacant and mini-model apartments daily to ensure readiness for show.- Assist new residents with the move-in process and present a move-in gift (when available).Qualifications- Leasing, customer service and or sales background is required.- Understanding of Fair Housing Guidelines would be helpful.- Must have good written and verbal communications skills.- Ability to quickly develop rapport with prospective residents.- Must be a motivated self-starter with the ability to work well in a team setting.- The ability to handle multiple tasks in a fast paced environment.- Ability to quickly adapt and change priorities while professionally managing interruptions.- Must be organized and able to meet assigned deadlines.- Must pay strong attention to detail, accurately completing required paperwork.- Proficiency on a computer.- Bilingual ( Spanish / English ) required- Cell phone required- Must have a car, current DL and insurances.We offer our full time team members a competitive compensation package based on experience, including medical, dental, and vision benefits, 401k, and Paid Time Off after a probationary period.Please indicate when you are available to start and your salary range when you e-mail your resume.Please note you will be required to take a background test per company policy.
